Rob Trigg Case Study: How a New Hard Money Lender Closed About 40 Loans in Its First 100 Days With an AI CRM
Rob Trigg is a retired U.S. Army Staff Sergeant who launched Freedom Lending in Houston to fund real estate investors through private money, DSCR, and fix and flip loans. He ran the business on Pathwaize, the AI CRM for real estate investors, from day one. Voice AI answers borrower calls 24/7, follow-up runs by pipeline stage, and term sheets go out in minutes instead of days, at a fraction of what enterprise CRMs quoted him.

Rob Trigg at a Glance
Rob spent about a decade in real estate lending before opening Freedom Lending in 2026. He brokers private money, DSCR, and fix and flip loans for wholesalers, flippers, and investors building rental portfolios, mostly in Houston and across Texas.
Rob’s business runs on relationships with thousands of investors and wholesalers, and follow-up used to live on his phone. By building Freedom Lending on Pathwaize from the start, he replaced manual texting, paper intake, and missed calls with automated follow-up, branded loan forms, and Voice AI. Freedom Lending closed about 40 loans in its first 100 days, and its largest origination to date, $6,700, started with a call answered by Voice AI.

The Challenge: A Relationship Business Running on a Phone
When Rob opened Freedom Lending, he became the marketer, the networker, the loan officer, and the person sending every follow-up. Four problems came with that.
Thousands of contacts, no follow-up system
Rob had 6,000 to 7,000 investors and wholesalers saved in his phone. His system was a nightly reminder to text 30 of them. By the time he worked through the list, a year had passed and those investors had been borrowing from other lenders.
Borrowers call more than one lender
Investors get referrals to several lenders and work down the list. When Rob’s phone went to voicemail, the borrower simply called the next name.
“If you were first on their list, guess what, they moved to the second one.”
Paper intake slowed every term sheet
Deal details came in over the phone and on paper sheets stacked on his desk. Missing information meant more calls, and a term sheet took 24 to 48 hours to go out.
Enterprise CRM pricing
Rob had used HubSpot at previous lending companies and liked it, but he recalls it running about $2,000 a month for a single user. As a new business owner, every dollar spent on software was a dollar not spent on marketing or talent.
“It’s a tough task, especially when you’re running your own business, to remember that guy sent me a deal a month ago. Let me follow up and see if he’s got another deal coming in.”
Rob Trigg, founder, Freedom Lending
What a Lost Borrower Really Costs a Lender
Asked how confident he had been that every good opportunity was being worked, Rob answered close to zero. He never ran the exact math but estimates missed follow-up cost him hundreds of thousands of dollars, because a borrower is rarely worth one loan.
- Loans lost per year
- 96
- Lost revenue per month
- $24,000
- Lost revenue per year
- $288,000
Lifetime revenue lost when a borrower goes to another lender because of a missed call or missed follow-up. Default values are hypothetical, not Rob’s figures. Enter your own numbers. Referrals are not included, so the real cost is usually higher. Illustration only.
Investors tend to graduate from hard money to private money to their own cash, but along the way one borrower can do several loans with the same lender and refer others for years. Miss the first conversation and you lose the whole relationship, not one closing. Before Pathwaize, Rob assumed the fix was more leads or a virtual assistant. The real gap was the system catching the leads he already had.
“For me, it was just, I need more leads, need more leads. It’s like you’ve got the furnace and you’re on the train, shoveling more and more coal.”

Why Rob Chose Pathwaize Over Enterprise CRMs
Rob knew going in that Freedom Lending needed a CRM. He called HubSpot and several other vendors for pricing, and none fit a new business budget. What sold him on Pathwaize was the list of tools it replaced: email campaign software, a separate phone system, paper intake, and manual reminders.
He describes himself as not tech savvy, so implementation mattered. With help from a web designer, his website was built in Pathwaize in less than a week, and his funnels were ready the following week.
- Enterprise CRM features, small business price. In Rob’s words, it does what HubSpot did for him, just as well, for a fraction of the cost.
- Voice AI and website chat. Borrowers get answers and book appointments 24/7 without flooding Rob’s cell phone.
- Forms tied to the pipeline. Every intake lands as an opportunity, so Rob knows exactly where each borrower is.
- Done-for-you onboarding. Setup and training are included on every plan, so a non-technical owner can launch fast.
“You’ve got all this native stuff those other systems do, and do well, but Pathwaize does it just the same and just as good for a fraction of the cost. That’s literally what sold me.”

How a Borrower Moves Through Rob’s Pipeline Now
Whether the borrower calls, chats, or meets Rob at an event, the same six steps run every time.
The borrower reaches out
An investor calls about a deal, chats on the Freedom Lending website, or meets Rob at his monthly meetup.
AI answers first
If Rob is on another call, Voice AI screens the borrower with his questions and books an appointment. The website chat AI answers loan product questions around the clock.
One tag sends the intake form
Rob enters the borrower’s details and adds a tag. A branded deal evaluation form goes out immediately.
The deal lands in the pipeline
The form asks the right questions up front, so Rob can shop the deal to his capital partners without chasing missing details.
A term sheet goes out in minutes
With the information in one place, Rob returns terms in 5 to 10 minutes instead of 24 to 48 hours.
Follow-up runs until the next deal
Borrowers get updates as loans move through the process, and investors who are not ready yet stay in automated follow-up until their next deal.

The $6,700 Loan That Started With Voice AI
Rob Trigg, sharing what a new borrower told him“He said, Rob, the way your system is set up, the way your website is set up, it’s so professional. I wouldn’t have thought you’d been in business for a hundred days.”
- Borrower callsRob can’t pick up. Voice AI answers and qualifies the borrower.
- Appointment bookedThe call lands on Rob’s calendar with the details captured.
- Form and follow-upRob reaches out and the borrower completes the intake form.
- Loan closes$6,700 in origination, Freedom Lending’s largest so far, and a repeat deal in another state.
Results: A 100-Day-Old Lender That Looks Established
Rob credits his network and his work ethic for the loans. Pathwaize made sure the opportunities that network created did not slip away.
- About 40Loans closed in Freedom Lending’s first 100 days or so
- 5 to 10 minTo return a term sheet, down from 24 to 48 hours
- $6,700Largest origination to date, from a borrower who first reached Voice AI
- 2 weeksTo launch a website and funnels, and to feel the day-to-day anxiety lift
A brand that wins the borrower
Rob believes his largest loan would likely have gone to another lender without Pathwaize. Established competitors have polished websites and systems, and sending a new borrower a PDF to fill out makes them ask who you are. His website, forms, and Voice AI are all built in Pathwaize.
Savings that pay for growth
The money Rob does not spend on enterprise software goes back into the business. He says that without Pathwaize he probably could not fund his monthly investor meetup, where one recent DSCR session drew about 85 people.
“Within the first two weeks, I could see a noticeable change of anxiety being lifted on day-to-day operations.”

Lessons for Lenders, Loan Brokers, and Investors
What Rob would tell anyone running a relationship business off a phone and a spreadsheet.
Your phone is not a CRM
Nightly reminder texts do not scale past a few hundred contacts. Put every relationship in a pipeline the system follows up on.
Be the first to answer
You may not be the first lender a borrower calls, but you can be the first to pick up. AI makes sure every call is answered.
Collect the deal up front
A form that asks the right questions turns a two-day term sheet into a ten-minute one.
Spend on growth, not software
Money you are not paying an enterprise CRM can fund ads, events, or your next hire.

Rob Trigg Case Study FAQ
Who is Rob Trigg?
Rob Trigg is a retired U.S. Army Staff Sergeant and real estate lending professional with about a decade of experience. In 2026 he founded Freedom Lending, a Houston-based brokerage that helps real estate investors get funded through private lending, DSCR loans, and fix and flip loans.
What results did Rob Trigg get with Pathwaize?
Freedom Lending closed about 40 loans in its first 100 days while running on Pathwaize. Rob cut term sheet turnaround from 24 to 48 hours to 5 to 10 minutes, launched his website and funnels in about two weeks, and closed his largest origination to date, $6,700, from a borrower who first reached his Voice AI.
Can private lenders and loan brokers use Pathwaize?
Yes. Pathwaize is built as an AI CRM for real estate investors, and lenders who serve those investors use the same tools: pipelines, forms, Voice AI, conversational AI, automated follow-up, websites, and funnels. Rob uses Pathwaize to capture, qualify, and follow up with investor borrowers.
Is Pathwaize a loan origination system?
No. Pathwaize is a CRM and communication platform, not a loan origination system (LOS) for underwriting or loan processing. Lenders like Rob use it for the front end of the business: answering calls, collecting deal information, sending term sheets, managing the pipeline, and staying in front of borrowers.
How does Rob use Voice AI in his lending business?
When Rob cannot answer, Pathwaize Voice AI picks up, asks his screening questions, and books an appointment on his calendar. A chat AI on his website knows his loan products and can answer borrower questions and schedule calls around the clock, so his cell phone is not flooded with calls.
How did Pathwaize speed up Rob’s term sheets?
Rob tags a new contact and Pathwaize automatically sends a branded deal evaluation form that collects the details he needs up front. With everything in one place, he returns a term sheet in 5 to 10 minutes instead of the 24 to 48 hours it took with paper and PDF intake.
How does Pathwaize compare to HubSpot for a small lending business?
Rob used HubSpot at previous lending companies and rated it highly, but recalls it costing about $2,000 a month for a single user. He says Pathwaize does the same job just as well for a fraction of the cost. HubSpot pricing varies by edition and seat count, so check current pricing for both platforms.
Do you need to be tech savvy to use Pathwaize?
No. Rob describes himself as not tech savvy. Pathwaize includes done-for-you onboarding with setup and training on every plan, and Rob had his website live in less than a week and his funnels ready the week after.
How long did it take Rob to see results?
Rob says he noticed the day-to-day stress lift within the first two weeks, once his first leads started landing in the pipeline instead of on business cards and paper sheets.
Are Rob’s results typical?
Rob’s results reflect his own experience, network, loan products, and market. Pathwaize does not guarantee loans, deals, or income. Results depend on marketing, relationships, pricing, sales skill, market conditions, and how the system is implemented.
